Design-led, ready to occupy
Belgrove House is a 180,000 sq ft (NIA), design-led headquarters in King's Cross, at the heart of London's Knowledge Quarter. For the occupier, it offers a rare opportunity to secure a substantial, well-connected address alongside world-leading institutions and global innovators, combining architectural quality with the scale, flexibility and confidence to support long-term ambition.
A CENTRAL headquarters
Directly opposite King's Cross and St Pancras stations, this is a headquarters defined first by position. Highly visible, instantly recognisable and directly connected into one of Europe's most important transport gateways, it offers the kind of prominence that immediately signals ambition. The location is reinforced by direct access to major mainline connections including the East Coast Main Line, Midland Main Line, Thameslink and Eurostar.
Alongside its domestic and continental rail connections, Belgrove House also benefits from a direct connection to the London Underground network, bringing the West End and wider capital within easy reach.
A WHOLE LIFE CARBON APPROACH
A whole life carbon approach has shaped Belgrove House from inception, considering the building's impact across construction, operation and future refurbishment. The strategy looks beyond completion, using material efficiently while supporting a headquarters that can be adapted, refitted and kept in productive use over time.
During construction, a simple and robust structural strategy helps reduce unnecessary material while creating a durable long-term frame. In operation, efficient systems, renewable energy generation and façade-led environmental control help reduce energy demand and support lower-carbon use.
The same thinking extends into future change. Accessible servicing routes and a considered riser strategy support future upgrades and refits, helping the building respond to changing occupier needs without undermining its long-term value.

the team
A highly regarded design and delivery team sits behind the building, including Allford Hall Monaghan Morris as architect, Atelier Ten as services engineer and sustainability advisor, AKT II as structural engineer, and Mace as main contractor.
Allford Hall Monaghan Morris is a global practice of over 400 highly skilled staff, bringing unique expertise and internationally renowned design leadership to all its projects.
From the four founders' earliest collaboration at university to now, more than 35 years later, AHMM has been based on a firm commitment to the design of buildings of economy, elegance and delight.
Our buildings reflect a continuing belief in the ability of outstanding architecture to last through time. Their success is defined not just by the use for which they were commissioned, but by their ability to adapt to different uses; they form the backdrop to the city and the theatre of everyday life, but they can be, in themselves, extraordinary.
AHMM makes buildings that are satisfying and enjoyable to use, beautiful to look at and easy to understand. We believe in making places as well as buildings that work overtime and have lasting qualities intrinsic to their architecture.
