ARRIVAL EXPERIENCE

The ground floor is conceived as a through-building arrival sequence, connecting Euston Road with Argyle Square and bringing together reception, lobby, lift cores and shared gathering space within one clear front-of-house experience. Both cores open from this central space, while the direct station connection gives the address an immediate sense of access and public presence.

Below, the site's level change creates a flexible lower-ground auditorium and pre-function space, connected back to the arrival floor by a central stair. Five double-height glazed lightwells bring daylight into the 4.65m function space, allowing it to support talks, events, exhibitions, display uses and occupier gatherings while retaining a clear connection to the street above.

A SMOOTHER COMMUTE

A dedicated cycle entrance on Belgrove Street connects directly into the lower-ground end-of-trip facilities, supported by a cycle lift, cycle stair and integrated ramp. With secure bike parking, showers, lockers and drying rooms, the building gives active commuters a more complete and better-resolved daily arrival.

Direct access from the end of trip facilities into the main passenger lift core keeps the journey simple, bringing sustainable travel into the working rhythm of the building rather than treating it as a back-of-house afterthought.

designed to adapt

Large floor plates, adaptable infrastructure and efficient vertical zoning allow the building to evolve with its occupier over time, whether through growth, reconfiguration or more specialist workplace uses. It is designed to perform today and engineered with the adaptability to meet the evolving demands of tomorrow.

This flexibility is built into the structure and servicing strategy. A robust 10m x 10m reinforced concrete grid, post-tensioned slabs and accessible servicing routes provide a durable framework for long-term use, while allowing future fit-out, refit and upgrade works to be carried out more efficiently.

The result is a clear structural and operational platform: one that can absorb change, support specialist requirements and remain useful across the life of the organisation.

SHARED SPACES WITH PURPOSE

Levels 04 and 05 form a dedicated collaboration hub between the super floors below and the upper office floors above. Designed around shared use, events, learning and informal exchange, these levels give the occupier a central setting for bringing teams together beyond the everyday desk environment.

Outdoor amenity is present at every level, from the south-facing balconies on Levels 01–03 to the collaboration terraces on Levels 04 and 05 and the planted façade zones above. The double-skin façade strengthens this approach through a responsive environmental layer. BMS-controlled solar shading, opening vents and glazed louvres help manage heat, glare and ventilation, while planted façade zones create a sheltered buffer between workspace and city. Together, these elements give occupants a closer connection to daylight, greenery and fresh air throughout the working day.

A whole life carbon approach has shaped Belgrove House from inception, considering the building's impact across construction, operation and future refurbishment. The strategy looks beyond completion, using material efficiently while supporting a headquarters that can be adapted, refitted and kept in productive use over time.

During construction, a simple and robust structural strategy helps reduce unnecessary material while creating a durable long-term frame. In operation, efficient systems, renewable energy generation and façade-led environmental control help reduce energy demand and support lower-carbon use.

The same thinking extends into future change. Accessible servicing routes and a considered riser strategy support future upgrades and refits, helping the building respond to changing occupier needs without undermining its long-term value.
